What is landlord insurance?
If you rent out a property, it’s there to protect you if things go wrong. Choose buildings, contents or combine them into one policy.
- Buildings insurance
- This covers damage to the structure of your property and the cost of any repair.
- Contents cover
- This covers the cost of replacing things such as damaged furniture, fixtures and fittings.
Highlights of our cover
Landlord buildings cover:
- buildings cover up to £1million
- up to £1,000 to replace locks
- up to £10,000 to cover the cost of sourcing a water or oil leak
Landlord contents cover:
- £15,000 or £35,000 landlord owned contents cover
- up to £3,000 cover for loss of rent and the cost of alternative accommodation for your tenants
- cover for the fixtures and fittings that you own in the rented property
It also includes £2 million Property Owners Liability. There are options to add extra cover for things like malicious damage and theft. And there are no cancellation fees or admin fees for making a change part way through a policy.
What’s not covered?
- Loss or damage caused by anything that happens gradually, including wear and tear
- Loss or damage caused by a weather event that does not meet the definition of a storm in the policy wording
- The cost of replacing other matching items in a pair or set if they are not lost or damaged

Build a policy to suit you with additional cover options. They will add to the cost of your policy but also adds extra peace of mind.
Get immediate help with a range of incidents so that your tenant can stay in the property. It covers incidents such as boiler breakdown and failure of electrical power. You'll get cover for up to £1,000 (inc VAT) per claim with no annual maximum limit on claims.
Examples of what’s not covered:
- plumbing and drainage: There is no cover for blocked toilets and/or drains where this has been caused as a result of misuse or the internal workings of the flush.
- internal electricity: There is no cover for claims for external lighting including security, garages and outbuildings and the replacement or adjustment of any light bulbs.
- primary heating System: There is no cover for boilers that are over 15 years old or over 238,000 by net input (70 Kilowatt).
- roofing: There is no cover for any damage to flat roofs over 10 years old.
Landlords legal protection provides £100,000 of legal cover. It aims to help you through legal situations such as tenant disputes and eviction.
If you take landlords legal protection, you can also add rent guarantee cover. This provides up to £2,500 per month for unpaid rent for up to 12 months. You also get access to a free mediation service to resolve disputes amicably.
Examples of what’s not covered:
- prospects of success: We won’t cover any legal action where the likelihood of winning is less than 51%.
- tenant eviction: There is no cover for claims where you fail to provide evidence that you successfully completed a tenant reference on the tenant (and guarantor if required), prior to the start of the tenancy agreement.
This protects against sudden, unintentional, and unforeseen incidents. Like a ball being kicked through the window.
It also protects against deliberate damage or theft caused by a tenant or their visitors. Like someone kicking a hole in the wall.
Examples of what’s not covered:
- loss or damage caused by building alterations, renovations or repairs
- loss or damage caused by wet or dry rot, faulty workmanship or design
This is only available when you also add 'accidental and malicious damage' to your policy. It covers damages and costs if your property gets used for the manufacture and harvest of drugs.
