At Virgin Money, we try our best to ensure we lend on a wide range of properties. So if you're looking to buy a standard construction property in a residential area and in good condition, we can almost always help with your mortgage. However, there are some important exclusions that you might need to consider.

If your property meets any of the following descriptions we may not be able to offer you a mortgage. If you are unsure, please give us a call and we will be happy to discuss your options.

We are unable to lend if your property is:

  • Of non-standard construction e.g. a caravan, a log-cabin etc. (Standard construction would include walls of brick, stone or concrete and a slate, tile, thatch or felt roof.)
  • A flat in an ex-local authority block which has more than 7 storeys, or which has deck access (i.e. an accessible balcony running the length of the block of flats).
  • A studio flat.
  • A freehold flat - for us to lend, flats must generally be leasehold or in Scotland they can also be absolute ownership.
  • Commercial premises.
  • A property located above or next to the following types of retail or commercial premises:
    • Food and drink establishment
    • Drinking establishment
    • Hot food and takeaway
    • General industrial use
    • Storage or distribution
    • Assembly and leisure
  • A property which has more than 5 acres of land attached.
  • A leasehold property where there will be less than 85 years left on the lease at the time of application.
